This time of year is where the slowdown begins every year but with thousands of buy-to-let-ers (or Sarah Beanies as we like to call them) joining in with the band waggon - the mass sell off seems to be all the more potent.

Firstly you have to ask what sort of traffic these sites are getting. If you are going to pay for a website to advertise your house you want to know that it is going to be seen by lots of motivated buyers.

It's similar to advertising in newspapers - you need to know the circulation of the paper before you pay to advertise with them. There's no point advertising with a newspaper which only circulates to a few people and likewise there's no point advertising with a website that only attracts a few unique visitors every day.

So what's going on with UK estate agents?

Well I have said in the past that estate agents can slow the process of the sale down but right now I think it is just down to market conditions.

I was speaking to an estate agent (one of the good ones) the other day and he said a lot of agents are dropping their prices and charging flat fee's etc, so they really are feeling the pinch.

I think whether you sell your house via the internet, newspaper or estate agent it will take around the same time

So what do the people who buy houses for cash pay?

It first of all depends on the company but generally most companies look at the following variables before making a decision:

- Market for the geographic location
- Type of property
- Condition of property
- Speed of sale

If your house is in a buoyant area and the type of property you have is sort-after, in excellent condition and you are in no rush to sell then you should hold out and try and get 100% of Market Value or more if possible.

If however the market is bad and/or your property isn't in a modernised condition and you are in a rush to sell, then be prepared for offers of around 75% and 95% of the current market value by private investors or property companies.

After watching Jeremy Vines Panorama BBC last night I realized how bad the home repossession crisis is in the UK.

They pointed out how thousands of sub-prime borrowers have been taking out mortgages well beyond their means.

This has generally been the fault of the lenders and their associated brokers. They have been handing out mortgages and loans ‘willy nilly’ leaving borrowers well and truly over extended.

"DIY sell your house" seems to be the new vogue at the moment, with people taking the sale of their homes into their own hands.

People are choosing to do this to save money on estate agency commissions by advertising their homes on the internet or in local newspapers.

I think the reason for this is the news all over the web about a possible house price drop and people are starting to panic especially with winter fast approaching.

Analysts are speculating that the UK could follow the US and see a considerable drop in house prices but with strong immigration and demand out weighing supply other analysts suggest we will only see a slow down.
