Garden Grabbing On The Agenda

Any idea what garden grabbing is? It’s a phenomenon brought on by the last Labour Government and it’s one that’s got a lot of people shouting ‘not in my back yard’. Garden grabbing as it’s been nicknamed is the purchasing of urban garden space by developers for the use of new housing plots. Back in 1997, 1 in ten gardens were grabbed by developers, now that figure sits at 1 in 4.

The whole situation came about in 2000 when the then Home Secretary, John Prescott, encouraged the use of brownfield sites for new housing developments. For the last 20 years garden space has been classified as ‘brownfield sites’ which is the same classification as old railway lines and disused factories. But now, the new Conservative Government is pledging to revert garden space back to a ‘greenfield’ designation, meaning urban home owners can breathe a sigh of relief, unless they needed the money from a land sale.

Highlanders Unable To Stop Repossession May Have Less Affordable Housing Options

The Scottish Building Federation (SBF) warned of substantial job losses if funding was cut for the building of affordable housing in the Highlands. This came after the Highland Council announced last that Scottish government support over the next 2 years is set to be cut by nearly 50% from £32m down to £17.5m.

Affordable housing is essential for those who were unable to stop repossession as well as first time buyers and retirees. The SBF said the knock-on effect would be less contracts for construction teams and as a result, firms would fail to make ends meet and face ruin. The Highland Council had planned a home-building schedule of some 350 homes throughout 2011-2012 but with this now in doubt, the SBF have painted a grim picture for the outlook of local construction firms, local jobs and local prosperity.

Conveyancing Data From RICS Shoves Sterling Below $1.50

Just shows what an impact the UK housing market has… the Royal Institute for Chartered Surveyers (RICS) reported a dip in house prices last month and shortly after Sterling dipped below $1.50. The RICS data, gathered from conveyancing specialists, showed a drop to +17% in February from a +31% in January based on year-on-year figures.

February’s housing market prices decline is the most severe one-month fall since way back in April 2008 and as a side effect Sterling fell 0.4% to a 10-month low of $1.4781. Not good for anyone hoping the economy was back on track or if you’re looking to go on holiday and need some foreign exchange.

If you’re thinking ‘I want to sell my house fast‘, you aint even close to feeling the need for change that some Glasgow residents are experiencing.

According to housing minister, Alex Neil, “Some living conditions in Govanhill in Glasgow are totally unacceptable for the 19th, never mind the 21st Century”. The slum-like housing conditions are to be discussed at Holyrood and are attibuted to poor quality housing and rogue landlords. Govanhill has an estimated 1,200 slum flats which make up some of the worst housing conditions in the UK.

The conditions are to be tackled at the highest level with evidence being given to MSPs concerning the link between private slum landlords and organised crime.

A Quick House Sale May Be The Only Way Out Of Irresposible Lending

So we’re all in agreement then?.. the planet-sized property bubble of 2007 did us no favours and the current mess we’re in is in no small part to do with 100%-plus mortgages and loans of six or seven times an income. All in favour say ‘I’!

‘Nay’.

What?! Who say’s Nay? Why, it’s the FSA.

The Financial Services Authority (FSA) released last week a ‘how the hell did that happen’ report on the UK economic melt-down and the top culprit wasn’t 100% mortgages, but self-certified mortgages. And they may have a point because; by 2007 45% of all mortgages in the UK were handed out without any check taking place on the borrower’s income.

This flouting of a duty of care to deal in responsible lending has left many needing a quick house sale and is just another example of some mortgage lenders not giving a damn. I can’t imagine an off-licence worker would get away with happily serving 45% of her potentially underage customers without checking ID. And i doubt a chef could best serve 45% of his diners based on a guess of what they’d like.

Times are tight and despite the Govt’s Quantative Easing program (i.e. pump cash into the banks fast) the institutions we and the economy rely on for credit aren’t paying out. The result: companies can’t get loans to enable growth, jobs are cut and first time buyers can’t get a mortgage.

That last one is killing the housing market because no-one on the ladder can move unless they and all their chain have solid financial reports or alternative funding. Check out this article from Money Stop, the financial comparison site, it discusses the lack of mortgages currently being approved.
