The Sell and Rent Back Option May Increase In Popularity As Rental Properties Dwindle

The number of people looking to sell and rent back their home may well increase if new research from FindaProperty is anything to go by. Their figures revealed that February saw the number properties available to rent fell to its lowest point since November ‘08, resulting in a 1.2% rent rise, talking the national average up to £814pcm.

Ultimately, the rising house prices and falling rental properties creates a gap that leaves the ever-increasing number of people unable to buy without a housing option. On the plus side, those already renting are more likely to stay put as there are few options available for movement, this means a longer-lasting tenant for landlords.

A Quick House Sale In London May Be Possible… If It’s Affordable Housing

If you were here on Friday, you’d have read about Boris Johnson’s plans as Mayor of London to abolish the affordable housing targets for the capitol. Well, there’s more… under his new strategy, it will also be harder for people to qualify for the Government’s Homebuy programme, as he’ll be raising the household income limit from £60,000 to £74,000.

But as a peacemeal gesture, Johnson has said that around 50,000 extra affordable homes would be built over the next 2 years and he urged the point that almost £40m has been spent by London boroughs to bring 1,700 empty homes back into use. Interestingly, London was the only region in England to experience an increase in housing supply during 2008/09, a rise of 3%.

Those Who Can’t Stop Repossession May Have Less Affordable Housing Options

The Enigmatic Mayor of London, Boris Johnson, has cleared the path of all opposition to his new London Housing Strategy. Johnson plans to scrap affordable housing targets and now Housing Minister John Healey has withdrawn his opposition, Boris may just have his way.

The target set by the previous Mayor of London, Ken Livingstone, was to make 50% of new homes in the capital affordable but Johnson’s plans throw out this goal and it seems he has the backing of the voters as well. Under the new plans, only 13,200 homes would be built in London for social renting each year – 2,755 fewer than the target amount and a number that could leave those unable to stop repossession without an affordable housing option. According to housing minister, Alex Neil, “Some living conditions in Govanhill in Glasgow are totally unacceptable for the 19th, never mind the 21st Century”. The slum-like housing conditions are to be discussed at Holyrood and are attibuted to poor quality housing and rogue landlords. Govanhill has an estimated 1,200 slum flats which make up some of the worst housing conditions in the UK.

The conditions are to be tackled at the highest level with evidence being given to MSPs concerning the link between private slum landlords and organised crime.

Repossession Threatened Villagers Get Affordable Housing

At a time when everyone’s major concern is the lack of mortgages, repossession and the turbulent housing market, it’s nice to see the spirit of community still shining through. There’s no better recent example of this than in Bridport where schoolboy Jamie Thomas has been allowed to name a new housing development in the village of Charmouth.

Jamie named the development ‘Heritage Mews’ and says he came up with the idea because he hunts fossils along the nearby heritage coastline. The new estate is designed to be for local families who have been priced out of the market by second home buyers and will comprise 3 houses and 8 flats, all for rent.

The Sell And Rent Back Option Has A Competitor

As part of one of the many housing schemes that are ongoing to get us through the recession and help those considering the sell and rent back option; over £112m has been given to Sutton County Council to improve social housing. In total; £112,500,000 has been awarded to improve the standard of social housing in the borough over the next five years.

There are over 6,000 homes that will see the benefit of the extra cash which has been awarded by the Government and the first installment of £5m will be landing in the bank account in the next few months. The other £107.5m will be handed over between April 2010 and April 2015.

Countless ‘We Buy Any House’ Companies Can’t Help The Homeless Of Aberdeen

Thousands of home owners across the UK are finding it tricky to get a buyer for their property, despite the ‘we buy any house‘ companies that are availble, but did you know that there are just as many people who are struggling to actually find a home. And we aint talking on the property market, we’re talking the homeless population of the UK.

There are many reasons why these people are homeless, including all of the obvious and such reasons as repossession and forced sales. And it’s not getting any easier for this group of people as Aberdeen City Council has recently failed to provide hundreds of homeless people with a property. The local authority left 289 homeless people and families out in the cold between April and September last year as they were not offered any temporary accommodation.

House Repossession Fought With A Piece Of Plastic

After reports last week that over 1 million UK homeowners have used a credit card to make mortgage payments, we weren’t the only ones to raise concerns. Co-owner of  the Homeowners Advice Centre, Chris Jenkins has made it clear that using plastic to stop repossession is a losing battle as unless you take action to change your situation, your credit will run out and repossession will still be a possibility.

The stats on this were released by housing charity Shelter which are urging people not to go down this road as in the long term, paying a mortgage by credit card can only leave you with even more debt and more financial problems.

The latest research by RICS (the Royal Institution of Chartered Surveyors) says that the number of houses for sale in the UK will rise throughout 2010 as the market picks up. However, demand from buyers will be so high that even a sharp rise in properties for sale will not cater for everyone in need of a home.

This supply and demand issue will of course increase prices but the RICS say this is only likely to be 1 to 2% on top of the current national average. The good news for those thinking: “I’d like to sell my house fast” is that this will become more likely in 2010. The RICS reckons that increased prices and lending will see the average volume of transactions rise from 50,000 to 70,000 by the end of the year.
